Bedrooms: 3 Bedrooms. There are two Eastern King Beds and two Twin Beds with plush mattresses and memory foam toppers. The two Twin Beds can be combined into a 3rd King Bed with advance notice (upon request). All beds have high thread count 100% cotton sheets, cotton blankets, acrylic plush blankets, down filled blankets, down filled duvets, and a selection of various pillows.

Bathrooms: The two bathrooms both have deep soaking bath tub and shower combinations. One is upstairs inside the master bedroom and the other is downstairs and is shared between the two other bedrooms.

Outdoor Spa: There is a wonderful 6 person hot tub that is private to our property, in the back yard on the lower level next to the campfire pit.

Villa Electronics: The Great Room Television has a digital cable package with a PVR.

Internet Access: Wireless and wired high speed internet service is set up within 3 Bears at no charge.

Office: There is a small computer desk in the Great Room with an assortment of office supplies, as well as a cordless phone, answering machine, Mac Pro computer with guest access, a 4-in-one fax/printer/copier/scanner. We also provide walkie-talkies for outdoor recreational use.

Gym or Exercise Equipment: Not on property, however there is a Curves for Women in Kimberley as well as a full service fitness center in town.

Nightly Seasonal Rates

Rates Per Night: Rates are plus General Excise Tax (GET) & Transient Accommodations Tax (TAT)
GET is 4.166% and TAT is 9.25%

These rates are valid as of the current date and apply only to new reservations. Rates are subject to change until reserved with a signed Rental Application & Agreement and payment of the initial amount due.

Travel Agent reservations are welcome! Security deposit plus credit card guarantee is requested for this property, plus a separate incidentals deposit for guest requested special services. The security deposit may be reduced for repeat guests on subsequent visits.

Out-cleaning is pre-collected with the final payment. The owner reserves the right to charge for out-cleaning in excess of this amount, should the house be left excessively messy or soiled.

Minimum Stay: 4 nights

Maximum Occupancy: 6 persons including children over two years of age.

Payment and Deposit

Deposit: $500

Service Charge: A Reservation Service Fee will be collected with the initial payment in the amount of $95.

Initial Payment: 50% of rate and taxes

Final Payment: 60 days prior to arrival


Out Cleaning: $150

Housekeeping Provided: Pre-arrival cleaning is included. Post-departure cleaning is included up to C$150. Mid-stay housekeeping is additional. During the Christmas and New Years holiday period, DAILY housekeeping is provided, with the exception that there is no housekeeping service on Christmas Day December 25 and on New Years Day January 1.

Extra Housekeeping Fees: C$25 per person per hour plus tax with a 3 hour minimum. Advance notice is requested. Subject to availability.

Other Amenities: There are so many special features of 3 Bears at Tall Pines it is hard to know where to start. This cabin-style townhouse is owned and independently managed by its owners who are vacation rental management professionals from Hawaii. In addition to being exceptionally well decorated and set up with quality amenities, it is peaceful, attractive and has wonderful ambiance nestled between Trickle Creek Golf Course and the Platzl of Kimberley.

There are a total of four televisions, one in each bedroom and one in the great room. Two are 42 inch flat panel plasma televisions. Provided for your enjoyment are a rock-face gas fireplace, central forced-air electric heat, high speed wired and wireless internet service, Apple TV, an Apple Mac computer with monitor with guest access, unlimited long distance North America calling, a home audio/video system featuring Apple's Front Row and iTunes with many pre-stocked movies and songs, reading books and magazines, guide books, assorted bear-themed better quality decorations, throw pillows and blankets, wonderful high thread count 100% cotton bed linens, walkie-talkies, umbrellas, office supplies and a printer/fax, a full size washer and dryer with various laundry soap products, cleaning chemicals and utensils.

The kitchen is a work of art! It is very well equipped with a thermal carafe coffee maker with timer, cook books, coffee grinder, 2 toasters, large electric griddle pan, all types of bake-ware, double sets of plate-ware and silverware, crystal wine glasses and carafe, assorted beverage glasses, plentiful bowls and serving platters for family style dining, good knives, assorted cooking utensils, great pots and pans, roasting pan, stock pot, rice cooker, deep fryer, juicer, hot air popper, grating mandolin, salad spinner, food chopper, blender, and mixer. For your cooking convenience we have also stocked Starbucks whole fresh good quality coffee beans in regular and de-caf, regular and de-caf ground coffee, teas, various salts, sugars, flour, condiments, lots of spices, herbs, seasonings, honey and soy sauce, dressings, oils and vinegars. The bathrooms provide cotton balls, q-tips, extra TP, lint rollers, plentiful cotton towels, hair dryers, make-up mirrors, bath scale, bathrobes, and toiletries including miniature soaps and shampoos.

Beach towels, portable chairs and a cooler are stocked in the garage. The garage is heated!




As this is a newer development, it is always possible the developer will initiate a new phase of building near Three Bears. Advance notice may not be available to us, and any possible audible noise will not negate any pre-existing reservation.

Use of the backyard campfire has restrictions which are governed by local Kimberley city regulations. Fines may be applied if used incorrectly.

Due to the abundant black bear population, disposal of household trash is closely regulated and cooperative guest compliance is essential. Three Bears is one of three adjoining town homes.
